New 60 Lot Subdivision in Schroon?

A proposed large scale housing development overlooking Schroon Lake will be presented for public comment Thursday night at the Town Planning Board meeting.

On the agenda it is listed as “Old Business” on the Town’s website.

Known as The Lake View on Schroon, the development consists of 61 residential lots. The project is located at the intersection of US Route 9, north of South Schroon Road, and includes the property which formerly housed the Narrows Restaurant and miniature golf course, where one lot is listed.

The site where the development is proposed is listed for sale by Friedman Realty for $2,850,000. The description lists the property as: “245+/- acres near Schroon Lake Village best suited for development. 409'direct frontage on Schroon Lake. Permitted for 60 boat slips, which are presently rented. Property has outstanding development potential with a portion having lake views. Former 4,000+/- square foot. Lake front building had been a restaurant. Potential for 2 bedroom living quarters on lakeside of property. Building has a new roof and interior is mostly stud walls. Zoning: Lakeside portion 1+/- acre is Resort Business. Acreage parcels are 40,000 square foot. per lot. Broker/Owner.”

The project is similar to a proposal presented to the board in May, 2007, then known as “Lake View on Schroon Resort.” The site was owned by several partners, according to a letter filled with the board, including Joel and Roger Friedman, Thomas Magee “and others”. It was under contract for purchase by AP Land Partners of Killington, Vermont. The plan featured access to the site via a road on the north-east side of the property on Route 9.

That proposal featured 96 single family home lots of about an acre each. You can read all about that development and see a plan of the resort, by clicking here. That development called for the old Narrows Restaurant building to be razed and a clubhouse with restrooms and change rooms to be built on the existing footprint.
